During the Home Staging Consultation we create a Personalized Written Action Plan in our 57 page Room Ready Handbook, listing the items to be edit, store and organize. The Home Owners stored the extra furniture and accessories (tables, table cloth, books, extra plants, pictures, life-sized stuffed animal, etc.). Our Home Stagers returned and added rental furniture, accessories and art (coffee, end tables, lamps, art, toss cushions, etc.) which complimented the space and created a very cohesive and relaxed feeling.

The Home Owners were concerned about Feng Shui and placed a large screen in front of entry door (blocking energy from flowing directly through the house). Not only did it block the energy for Feng Shui, but it also blocked the beautiful and spacious sight line down the center of the house.   The screen also detracted from the striking crown molding, iron work, grand ceilings and vast space of the home. One of the biggest mistakes home owners can make is drawing attention away from a homes Selling Features.  It's fine for Living, but not for Selling.  As a remedy, ALLDECOR Home Staging rented the Home Owners a large round entry table and floral arrangement for the center hall which was astetically pleasing and also re-directs the energy for good Feng Shui, which was important to the Home Owners.

The same property as above.  Home Buyers must have a great first impression when entering your home, and a great last, and lasting impression when exiting your home. The round table and floral arrangement is a perfect size.  It shows the scale of the hallway and does not over power the space. We subsituted the homeowners small accessories in the halls decor niches with tall light-colored flowers which filled the space of the decor niches, but at the same time was not over-powering. The result is clean and elegant.

This vacant home had a beautiful modern kitchen so we did not want to detract from its beauty. We incorporated a few rental accessories on the stainless steel counter top and supplied a rental table and chair set to showing buyers the potential of the space. It's important to "lay it out" for Buyers. It's very difficult for most Buyers to imagine proper furniture placement and Buyers find if hard to relate the size of furniture to a space (if the furniture will fit into a room).

This Markham, Ontario home set a record and SOLD for the highest price in the neighborhood that year!  The exact same builder model (layout of home) two houses away was for sale at the same time. The neighboring house had many more upgrades, but it SOLD for less…Yes you read right. The property we Staged SOLD for $15,500 more & SOLD in only 14 days.  The Staged house DID NOT have hardwood though out, upgraded kitchen cabinets, granite kitchen counter tops, customs glass tile backsplash, or stainless steel appliances. These upgrades would cost a minimum of $15,000. Therefore the Staged House SOLD for $30,000+ more than the un-staged, idential layout neighbors house.  This is proof positive Staging is an effective marketing tool and helps sell houses FASTER and for MORE than unstaged homes. The first step was a home staging consultation advising the homeowner how to prepare for the staging. Then our Stagers returned and project managed and staged the home. ALLDECOR Home Staging supplied the rental furniture, rental accessories and art.

This is a typical family home…toys everywhere! The family room was used as a play room, which is fine for living, but for Selling we need to create an atmosphere Buyers truly WANT to live in. Just like Home Builders; they Stage (decorate) their Model Homes to create a lifestyle Buyers want. The existing sofa was usable for Staging, but the homeowner decided to vacate the home. A conversation area was created around the Focal Point and Selling Feature... the fireplace and the gorgeous double high windows.

In this room we stored extra dressers, relocated the chair, exercise bike, and TV, minimizied the pink decor with neutral bedding, and added artwork. This bedroom now shows its grand scale and potential. The TV was relocated to a room adjoining the master bedroom (between the master bedroom and master bathrom) creating it's intended purpose, a Master Retreat.  All lights should be on for showings.  The ceiling ambient lights and the rental artwork accentuated the custom tray ceiling by drawing your eye up to this selling feature.

In this Bayview Village home, the existing blue furniture was very good quality and in good shape, but it was dated. Rental furniture was used for the living room and adjoining dining room. We chose the paint color for the fireplace and our painter painted mantle to created a contemporary Focal Point.

This almost vacant Markham home had a few pieces of furniture scattered through out. We used the Home Owners beautiful console table as a desk in the office area. We added a few accessories and books to give the room purpose…So Buyers say, "OH, THIS IS AN OFFICE".  It may sound silly, but if a room is Vacant, Buyers don't see the purpose in the room. We want Buyers to be positive about your Home, not second guessing, unsure and distracted with the purpose and layout of the Home .
