During the Home Staging Consultation we created a Personalized Written Action Plan in our 57 page Room Ready Handbook, listing the items to be edit, store and organize. The Home Owners stored the extra furniture and accessories themself (tables, table cloth, books, extra plants, pictures, the life-sized stuffed animal giraffe, etc.), then our Home Stagers came back we added our Rental Furniture & Accessories (coffee, end tables, lamps, art, toss cushions, etc.) which complimented the space and created a very cohesively and relaxing feeling.

The Home Owners were concerned about bad Feng Shui and placed a large screen in front of entry door (blocking energy from flowing directly through the house). Not only did it block the energy for Feng Shui, but it blocked the beautiful and spacious sight line down the center of the house. The screen also detracted from the striking crown molding, iron work, grand ceilings and vast space of the home. This is a typical family home…toys everywhere! The family room was being used as a play room, which is fine for living, but for Selling we need to create an atmosphere Buyers truly WANT to live in. Just like Home Builders; they Stage (decorate) their Model Homes to connect to the Buyers emotions. In this room we stored an extra dresser, relocated the chair, exercise bike, and TV, minimizied the pink decor with neutral bedding, and added artwork. In this Bayview Village home, the existing blue furniture was very good quality and in good shape, but it was dated. Rental furniture was used for the living room and adjoining dining room. We chose the paint color for the fireplace and our painter painted mantle to created a contemporary and up - to – date Focal Point.

This almost vacant Markham home had a few pieces of furniture scattered through out. We used the Home Owners beautiful console table as a desk in the office area.
