Maximize your Results by Staging Your Listings

There are some really interesting statistics available in support of the process of home staging: 
 
HomeGain, an online real estate lead generating website, surveyed 2000 agents in 2006 for opinions about home staging. The consensus was that completion of the staging process results in 169% R.O.I.
Maritz Research 2006: 63% of buyers would pay more money for a property that was move in ready
Maritz Research 2005: 79% Sellers would spend up to $5000 to get their property ready for sale – if they knew what to do.
 
Pretty powerful information.  So why is there still a wide gap in the acceptance of this new staging phenomenon?
 
For home sellers, we believe it is simply a lack of complete understanding of the results they can expect from staging their property.
For sales professionals in the real estate industry there are a variety of reasons, however the primary reasons are TIME, WORK, MONEY and                  
 
•        Resistance to change a tried and true process
 
•        Communication gap - Don’t know how to present the concept to seller
 
•        Don’t know how it works
 
•        Don’t know how much time it take and how much work and how much money
 
A different way to look at this would be: “If I could show you a way that would lower days on the market, help avoid expired listings, reduce your marketing costs, increase your ability to sell more listings more often, and get more referrals from  happy clients…WOULD YOU DO IT”?
 
Almost the same question could be asked of a home seller: “ If I could show you statistics, pictures and information which provides you with a way to minimise the stress of house selling and maximize your return on investment – would you do it?”  

The real question remains –“why wouldn’t you do it?” 
 
When there is irrefutable proof that staging works – why would anyone gamble with the equity of a property?
 
Here are some recent CSP™ examples:
 
A property that was staged prior to listing received 3 offers on the first day and sold for $8000 over asking.
 
A house previously listed twice and had no offers was staged and than sold 4 days later for full price.
 
Another property was on the market 4 months with ZERO offers. The owners decided to have it staged, it sold to the first people who saw it for 100% of the asking price.
 
A 4000sf vacant property was listed for $900,000; it was staged and had 120 showings in one week. It SOLD 10% over asking price - that’s $90,000!
 
A stager met with home seller and conducted a consultation, including painting, carpets, packing, and cleaning. It showcased Saturday; listed Monday ….SOLD in 3 days.
What is interesting is the original CMA was $249,000; after staging the agent did another and it came in at $269,000 and they settled for listing at $259,000. The property sold in three days for $275,000
 
Recent Example:
 
A “for-sale-by-owner” listed their property at $1m. In the condition it was, it would not have sold for that price. The owner had the house staged, showed it to an agent friend who promptly suggested listing it for $1.1m; it sold in less than one week for $1,185,000.
